This cottage is single storey and has a rating of M1 under the National Accessibility Scheme; ideal for visitors wanting to avoid any stairs. A Gold Award also recognises the high level of quality facilities provided in this light and airy barn conversion which was completed in 2014. The cottage is sited within the extensive gardens and grounds of a quiet working farm in the north of the Island, approx 1.5m from Andreas village which offers a convenience shop, Post Office and pub/restaurant.
The entrance porch includes a cloakroom plus hanging space for coats and a bench seat to put on or remove boots etc. This leads into the living space which benefits from pale grey high quality laminate flooring throughout.
The spacious open plan living area includes a well equipped kitchen with dining table in front of a large window, affording wonderful views over open farmland. The dining chairs include some with arms and seating for 5/6 around the table. Plentiful supplies of crockery and glasses etc are stored nearby for convenience.
The fitted kitchen is equipped with an electric oven cooker, microwave, dishwasher and large fridge/freezer. Tea towels and essential cleaning cloths & products are all supplied.
The adjacent seating area includes a sofa for 2 plus 3 easy chairs, all with views out of the full length windows and patio door onto the garden. Standard and table lamps provide a number of lighting options for guests. A large coffee table is situated in the centre of the seating area and a Freeview LCD TV/DVD player provided.
A partial glass door leads through to the bedrooms and bathroom. The Master Bedroom has an en suite shower room including a double size shower cubicle, basin (with illuminated mirror over) and toilet plus large heated towel radiator. Fitted wardrobes provide ample storage space. Full length windows and a patio door onto the garden afford the same lovely views over open fields towards the hills as the living space. The Second Bedroom is slightly smaller but with similar fitted furniture and windows giving the views and same access onto the garden.
The Single Bedroom provides a charming full size 'day bed' style single bed with small wardrobe and storage.
The Family Bathroom includes a generous bath and shower, basin and toilet. A shaver point is positioned near to the illuminated mirror over the basin and a large heated towel rail guarantees a warm room and dry towels on demand.
Sunset View has an enclosed garden which provides a very high degree of privacy. A wide concrete path borders the full length of the cottage and beyond that there is a gravelled area. Outdoor tables and seating for 6 are provided. The parking area is immediately in front of the entrance door and can easily accommodate 2/3 cars.

This room is ideal for cyclists or walkers who have 'kit' to dry or store. Guests are also invited to enjoy the extensive gardens which include a large pond and two wooded areas.
